Uploading documents is not an application. It lets a broker check your file is complete and compare options across our lender panel. We only send anything to a lender when you tell us to proceed.

What to send

The documents lenders actually ask for

You do not need all of this to get started. Send what you have, tell us what is coming, and we will let you know if a lender needs more. Two groups: what we need to open a new file, and what we usually need to move an existing application along.

New clients Opening a file
  1. Photo ID

    Driver licence (front and back) or passport for each director or guarantor. Lenders use it to verify identity before anything is assessed.

  2. Business bank statements

    The last 6 months for every trading account, downloaded as PDF from your bank. Screenshots and cropped exports are usually rejected.

  3. Financial statements

    Your last 2 years of profit and loss and balance sheet, accountant-prepared where you have them. Lenders read these for trend, not just the bottom line.

  4. BAS

    Your last 4 quarterly BAS (or 12 monthly). They cross-check turnover against your bank statements.

Existing applications Moving a file forward
  1. ATO portal printouts

    Integrated client account and income tax account, showing the current balance and any payment plan. An ATO debt is not a deal-breaker for every lender, but an undisclosed one is.

  2. Quotes and invoices

    The supplier quote or tax invoice for the equipment, vehicle or stock you are funding. It should show the supplier's ABN, the item, and the price including GST.

  3. Aged receivables and payables

    A current aged debtors and creditors report from your accounting software. Essential for invoice finance and lines of credit, useful for everything else.

  4. Security documents

    For secured lending: the latest rates notice and mortgage statement for any property offered, or the registration and finance payout letter for a vehicle.

Not sure which applies? Send what you have and add a note. A broker would rather sort it than have you guess.

FAQs

Before you upload

My file is too large. What do I do?

The limit is 20 MB per file. Bank statements downloaded as PDF are usually well under that. If a scan is too big, lower the scanner resolution to 150 dpi or split the document into two files. You can also compress several files into one ZIP, as long as the ZIP itself stays under 20 MB.

Can I send some documents now and the rest later?

Yes. Send what you have today and come back to this page as often as you need. Use the same name and email each time so we can match the files to your application. If you know something is coming, mention it in the notes and your broker will not chase you for it.

What file formats can I upload?

PDF, images (JPG, PNG, HEIC and WEBP), Word, Excel, CSV, TXT and ZIP. PDF is best for statements and financials because lenders can read them without conversion. Photos of ID are fine as JPG or PNG. If your accountant sends files in another format, ask them to export a PDF.

Who can see my documents?

Only the 121 Brokers broker team, through our login-protected admin system. Documents are stored privately, not on the public web, and are shared with a lender only when you ask us to lodge an application. Our Privacy Policy explains how long we keep them and how to ask for access or correction.
