Local business finance

Business and farm finance broker for Lismore

Lismore is the service centre for a large agricultural catchment, and it is a town that has had to rebuild. Both of those shape what its businesses need from a lender. Tell us what the business needs once, and we compare business-purpose finance across our lender panel.

About 121 Brokers

121 Brokers is based in Byron Bay, about an hour from Lismore, and we work with operators right through the Lismore district and the farmland around it. There is no 121 Brokers office in Lismore. What there is, is a broker who knows the region well enough not to need the local economy explained, and who can drive over when a conversation genuinely needs to happen in the same room.

We are a broker, not a lender, so we do not fund your business ourselves and we cannot promise a lender's answer. What we can do for a Lismore business, especially one whose accounts carry a flood-affected stretch, is present the trading picture properly to the banks, non-bank lenders and specialist financiers on our panel whose criteria genuinely allow for it, and bring back the options so you can compare the cost of each before committing to any of them.

Local cash-flow context

Rebuilding, and lending into it

You cannot write honestly about business finance in Lismore without talking about the floods. The 2022 event was catastrophic for the CBD, and a lot of local businesses have spent the years since repairing premises, replacing equipment and stock, and carrying the gap while trade found its feet. That history shows up in the numbers, and it is the single most common thing Lismore owners are anxious about when they come to us: whether a disrupted set of accounts rules them out.

It does not automatically. Lenders assess the trading picture in front of them, and a disruption that is documented and explained is a very different thing to one that is unexplained. Some lenders on a panel will look past an interrupted period and weigh how the business has traded since; others will not. That variance is precisely why comparing matters more here than almost anywhere. We are a broker, not a lender, so we cannot promise an outcome, and we will not tell you the history is irrelevant. What we can do is present it properly and tell you honestly who is worth approaching. Our guide to how lenders read flood-affected accounts sets out what an assessor sees in a disrupted set of accounts, the questions behind the numbers and the documents that answer them.

Documenting a disrupted trading period

Documenting a disrupted trading period for a Lismore business

If the 2022 floods or Cyclone Alfred sit in your accounts, the file a lender sees should say so in your words. What helps is simple: dated evidence of the event, insurance correspondence, management accounts from before and after, current BAS and bank statements, any ATO payment arrangement, and a one-page trading narrative covering what happened, what changed and how the business has traded since. We are a broker, not a lender, and none of that decides a lender's answer; it does make the answer about the business rather than the gap.

Dairy, macadamias and the farms around Lismore

Farm finance around Lismore

Lismore is where the farms of the plateau and the valley buy, sell and get serviced, and two industries set the tone. Norco, the farmer-owned dairy co-operative, has been headquartered in Lismore since 1962 with member farms across northern NSW and south-east Queensland. Macadamias cover the red soil of the Alstonville plateau east of town, where the industry began, and growers have had several difficult seasons of low prices and wet weather. A lender who writes primary production expects lumpy income and expensive plant in a Lismore farm file; what it needs is the calendar made visible and the last few seasons explained. Machinery, handling gear and utes are usually financed against the asset, and the regional detail is on our agricultural finance broker for the Northern Rivers page.

What business owners say about 121 Brokers

  • 5 out of 5

Cash flow in retail is lumpy, so a line of credit made far more sense for me than a lump-sum loan. I draw down when stock orders are due and pay it back after the season sells through. Having that buffer sitting there has taken so much stress out of running the shop. Only wish I'd set it up years ago.

My biggest client pays on 60-day terms and it was slowly strangling my payroll. Invoice factoring let me get most of the money up front instead of waiting two months. Now I can pay my contractors on time and take on bigger projects without sweating the gap. It changed how I run the business.

A merchant cash advance worked well for me because repayments flex with my daily card takings. Quiet week, I pay less; busy week, I pay more. It suited the ups and downs of a restaurant far better than a fixed loan. Would have given five stars if the initial paperwork had been slightly quicker, but no real complaints.

FAQs

Lismore business finance questions, answered straight

Do you have an office in Lismore?

No. We are based in Byron Bay, at 5/12 Tasman Way, roughly an hour away, and we work with Lismore district businesses from there. We can come to you when a meeting is worth having in person. We would rather be straight about that than imply a local office.

Our trading was disrupted by the floods. Can we still get finance?

Possibly, and it is worth finding out rather than assuming. Lenders differ a great deal in how they treat a documented disruption: some will weigh how the business has traded since and look past the interrupted period, others will not. Nobody can promise you an approval, and we will not. What we can do is put the history in front of the lenders whose criteria actually allow for it, instead of you finding out one bank at a time.

We need to replace equipment that was damaged. What are the options?

Equipment finance is the usual starting point, because the borrowing is secured against the asset you are buying, which is normally why it prices better than unsecured working capital. Whether a chattel mortgage, lease or rental suits you better depends on how you want it treated for tax and cash flow, and that is a conversation worth having with your accountant alongside us.

Do you work with farms and rural businesses around Lismore?

Yes. Agricultural income arrives in seasons while the costs run all year, and the machinery is expensive. That is a normal shape for a farm rather than a problem, and there is business-purpose finance built for both halves of it. Appetite for primary production varies across a lender panel, which is the argument for comparing.

Can we do this without coming in?

Yes. Enquiries, documents and lender applications are all handled digitally, and most of our clients across the region work with us by phone, email and video. One broker owns your enquiry from the first conversation through to settlement either way.

What kinds of finance can you arrange for a Lismore business?

Business-purpose finance across the range: unsecured and secured business loans, equipment and vehicle finance, invoice finance, a line of credit and trade finance. For Lismore businesses that has often meant equipment replacement and working capital while trade rebuilds, but the right product is set by your numbers and cash flow, not by the postcode. We are a broker, not a lender: the amount, the rate and the final decision are the lender's.
