About 121 Brokers

Our office is at 5/12 Tasman Way in the Byron Bay Arts and Industry Estate, and we are a member of the Byron Bay Chamber of Commerce. That is the only premises we have. Everyone else in the region, from a builder in Tweed Heads to a grazier outside Casino, works with us from there: in person when it is worth the drive, and by phone, email and video the rest of the time. The businesses we work with run from Tweed Heads on the border down the coast through Brunswick Heads, Byron Bay, Ballina and Evans Head, and inland to Mullumbimby, Bangalow, Lismore and Casino. Whatever the town, the process is the same. You tell us once what the business needs and what the numbers look like. We put that picture in front of the part of our panel whose appetite matches it, banks, non-bank lenders and specialist financiers among them, and come back with options you can weigh against each other on real cost before you commit. The lender, not us, decides whether to lend, how much, and on what terms. We will tell you plainly when we think an application is not worth making.

Tweed Valley

The Tweed runs from the border at Tweed Heads, twin town to Coolangatta with Gold Coast Airport straddling the state line, down the coast to Kingscliff and inland to Murwillumbah, where sugar cane is the main rural industry and the Condong mill has crushed since 1880. Cross-border trading is the finance question that comes up most.

Brunswick Valley and Byron Shire

Byron Bay's tourism, creative and wellness economy sits at one end of the shire and Mullumbimby's small-scale farms and market producers at the other, with Bangalow's main street, Brunswick Heads and its harbour, and Ocean Shores in between. This is the valley we live in: the office is here.

Richmond Valley and the Lismore district

Ballina is a fishing port and home to the council-owned Ballina Byron Gateway Airport, with macadamia processing up on the Alstonville plateau. Lismore is the regional centre, with health care its largest employer and Norco headquartered in town. Casino calls itself the Beef Capital of Australia, with the Northern Rivers Livestock Exchange and cattle and cane country around it, and the Broadwater mill on the river.

Two things a lender needs to understand about the Northern Rivers

The first is seasonality, and it runs in two directions at once. On the coast, visitor trade peaks over the summer holidays and again at Easter, then runs quiet from June to August, so a cafe in Byron Bay or a surf shop at Lennox Head makes most of its year in a few months. A lender who writes regional New South Wales expects that, provided the pattern is visible in the accounts, and a revolving limit is often the facility that gets compared against a term loan for it.

Inland, the calendar belongs to the crop and the herd: macadamias at harvest, cane once the crush starts, cattle sold in lots through the Casino saleyards, and dairy paid monthly against plant that costs a great deal. Income lands at harvest or sale while diesel, wages and repairs run every week. Some lenders offer seasonal or structured repayments for primary producers and some do not, which is a question for the panel rather than a promise from us. The second is recovery. On 28 February 2022 the Wilsons River at Lismore reached the highest level since records began, and the town flooded again on 30 March. The Northern Rivers Reconstruction Corporation was set up that year and became part of the NSW Reconstruction Authority in 2023. Businesses across the region, not only in Lismore, have spent the years since repairing premises, replacing plant and carrying the gap while trade came back. Norco's Lismore ice cream factory, inundated in the flood and reopened in November 2023, is the best known example, and there are many smaller ones. That history sits in a lot of local accounts. A disruption that is dated, documented and explained reads very differently to a gap nobody accounts for, and lenders vary in how far they will look past it. Do you have an office in Northern Rivers towns other than Byron Bay?

No. 121 Brokers has one office, at 5/12 Tasman Way in Byron Bay, and that is where every Northern Rivers business is served from. We have no premises in Ballina, Lismore, Casino, Tweed Heads or Mullumbimby, and we will not imply one. Where a meeting is worth having in person we drive to you; the rest of the time we work by phone, email and video, which is how most clients prefer it anyway.

Which parts of the Northern Rivers does 121 Brokers work with?

The Tweed, Brunswick and Richmond valleys: Tweed Heads, Kingscliff and Murwillumbah in the north; Byron Bay, Bangalow, Brunswick Heads, Ocean Shores and Mullumbimby in Byron Shire; Ballina, Lennox Head and Alstonville; Lismore and the villages around it; Casino, Coraki, Woodburn and Evans Head in the Richmond Valley. That covers five of the region's seven council areas. The Clarence Valley is the region's southern boundary and is not an area we claim. All of it is worked from the Byron Bay office.

Are you a business broker or a finance broker?

A finance broker. We arrange business-purpose finance, working capital, equipment, vehicle, invoice and trade finance, for businesses that are trading and want to keep trading. We do not sell businesses, value them or list them, which is what a business broker does. If you are searching for someone to sell your business, we are not it, and we would rather say so than waste your time.

Do lenders treat a Northern Rivers business differently from a city business?

Not usually. Our panel is national and lenders assess the file rather than the town, though some carry their own location or security restrictions, which is one more thing we check before anything is submitted. What does differ is the shape of the file: seasonal takings on the coast, harvest and sale income inland, and in many cases a documented disruption from the floods. Lenders who write regional New South Wales expect those shapes. Some restrict particular industries or asset types, and appetite for primary production varies more than most people expect, so the work is knowing which lenders to put a Northern Rivers file in front of.

Does being in a flood-affected region count against a Northern Rivers business?

Not as a blanket rule, in our experience. Lenders assess the trading picture in front of them. A business whose accounts show a dated, explained disruption and a visible recovery since is a different file to one with an unexplained gap, and some lenders will weigh how the business has traded since while others will not look past the interrupted period. Do you work with the smaller Northern Rivers towns that do not have their own page?

Yes. The six town pages cover the places we are asked about most, but the work is the same for a builder in Bangalow, a grower at Alstonville, a cafe at Kingscliff or a carrier out of Coraki. Everything runs from the Byron Bay office by phone, email and video, with a visit when it is worth it.
